This paper shows, through the realized case project “De Karel Doorman” in Rotterdam, how ultra-lightweight solutions for apartments and other building types can be used to increase the social safety of city centers through urban densification on top of existing buildings and infrastructure.

In the project 117 apartments, in 16 floors, were added on top of an existing shopping mall. This was made possible by a concept with is a combination of 1) a smart adaptation of the existing stabilizing system, which doubled the capacity of the existing columns and 2) keeping the mass to an absolute minimum using an ultra-lightweight building system.

cradle to cradle betekent oneindig (her)bruikbaar zonder kwaliteitsverlies. Wat betekent dit voor gebouwen? Wat kunnen we leren van de natuur? Kunnen we een gebouw ontwerpen als een boom? De Karel Doorman te Rotterdam is een voorbeeld project van duurzame stedelijke verdichting. Toevoegen van woningen in het centrum van Rotterdam, bovenop bestaande infrastructuur/gebouw. Sociale veiligheid, hergebruik van materialen en grondstoffen en demontabel bouwen.
Met weinig massa hoge prestatie geleverd en kennis ontwikkeld op gebied van geluidsoverdacht en trillingen van lichte bouwwerken.

Krachten zijn onzichtbaar. Toch zijn ze het gereedschap van de constructeur waarmee architectuur mogelijk gemaakt wordt. De gehele editie is tot stand gekomen onder onze hoofdredactie.

Artikel beschrijft de mogelijkheid een transitie te maken in vastgoed naar circulaire economie. Loskoppelen van site economie en object economie maakt het mogelijk ook de materialen in vastgoed te waarderen en behouden in oneindige kringloop. Gebruiker betaalt voor gebruik ipv bezit.
